

Booking Terms and Conditions
The important bit! Please ensure you read our T&Cs prior to making a booking.
Thank you for choosing to book a holiday at The Old Apple Store. On paying your deposit, these terms and conditions will form a contract. We therefore ask that you read them fully prior to making a booking.
Hazelstone Property Management act as an agent for The Old Apple Store, and can be contacted by emailing hello@theoldapplestorelee.com if there are any questions regarding these booking terms and conditions. The rental arrangements are made by Hazelstone Property Management on behalf of the property owners, and on booking the contractual relationship is formed directly between the owners and the guest.
1. Making a Booking
1.1 You must be 18 years of age or over to make a booking.
1.2 The maximum number of guests per booking is four, including children.
1.3 We welcome families, but please note the potential risks the property may pose to younger guests detailed in section 2 below.
1.4 It is a condition of booking that the main (named) guest on the booking form is present at the property for the duration of the booked dates.
1.5 Full payment or a deposit of 25% is payable via credit/debit card at the time of booking.
1.6 If a deposit is paid the balance payment is due 8 weeks prior to your arrival date. We will notify you by email when this becomes due.
1.7 Bookings made within 8 weeks of the arrival date are payable in full at the time of booking.
1.8 If full payment has not been received within 8 weeks of your arrival date, we reserve the right to cancel your booking and your deposit will not be refunded.
1.9 It is strongly recommended that you are protected by holiday / travel insurance prior to making your booking.
2. Safety Considerations for Children
We welcome families to The Old Apple Store, however the property may not be suitable for younger children for the reasons listed below. Please therefore take these factors into consideration before booking:
2.1 There are slate steps leading up to the property from the lane, which can become slippery when wet.
2.2 There is an open-tread spiral staircase leading from the living area to the downstairs bedroom. We do not have stairgates so children will need to be confident in using these stairs safely.
2.3 There are no child safety locks on cupboard doors.
2.4 There is a hot tub on the decking which is not fenced. Children will need supervising at all times.
2.5 We do not provide a highchair or travel cot, but you are welcome to bring your own. Please note, space is limited in the upstairs bedroom - there is more space in the downstairs bedroom for a cot.
3. Booking Confirmation
3.1 When you submit a booking via our online booking system you will receive an automatic booking summary via email, and a separate email confirming your card payment.
3.2 If you have paid a deposit we will be in touch when the balance payment is due, with a link to make the balance payment. If you would prefer to make the balance payment sooner than the due date, please let us know and we will arrange this accordingly.
3.3 All emails will be sent to the address provided by you on the booking form. When you receive each email please check all details carefully and contact us immediately if you find any discrepancies.
3.4 All bookings are provisional until payment has been received in full.
​4. Payment Methods
4.1 Payment must be made by debit or credit card via our automated online booking system. You will not be charged any credit or debit card surcharges.
​5. Pricing
5.1 We reserve the right to modify our booking rates at any time.
5.2 Once you have made a booking the price stated on your confirmation email is binding.
​6. Booking Amendments
6.1 You may request to make changes to your booking up to 12 weeks prior to your arrival date.
6.2 We regret that any request to amend booking dates within 12 weeks of your arrival date will not be permitted. If you are no longer able to stay this will be classed as a cancellation and our cancellation policy will apply.
7. Cancellation Policy
7.1 After you have placed your booking a grace period of 7 days applies (or 48 hours if your arrival date is within 4 weeks) to ensure you have thoroughly read and understood these Terms and Conditions. During this period you may cancel your booking and receive a full refund if required.
7.2 In the event you need to cancel your booking for any reason after the grace period, the following shall apply:
a) Bookings cancelled 12 weeks or more prior to arrival date will receive a full refund, minus a £25 admin charge to cover payment processing fees;
b) Bookings cancelled 8 weeks or more prior to arrival date forfeit the deposit paid (25% of the full booking price);
c) Bookings cancelled with less than 8 weeks prior to arrival date receive no refund.
7.3 We must be notified in writing should you need to cancel your booking. We can only accept cancellation requests from the email account provided on the booking form.
7.4 Any refund authorised will be refunded back to the card used for payment, and may take up to 10 days to show on your bank statement. If more than one payment has been made, each payment will be refunded separately. Please note, although multiple refunds will be processed at the same time there may be a delay before they credit your account.
7.5 If you pay a deposit but full payment has not been received within 8 weeks of your arrival date, we reserve the right to cancel your booking and your deposit will not be refunded.
7.6 We reserve the right to cancel bookings at any time if guests are found to be disruptive, rude, obstructive, abusive and/or break the terms of their bookings contract. In such circumstances, guests will be required to vacate the property immediately and no refund will be payable to the guest/s for the unexpired part of their stay.
7.7 It is strongly recommended that you are protected by holiday/travel insurance to cover the above costs.
8. Arrival and Departure Times
8.1 On the day of arrival check in is from 15:00.
8.2 On the day of departure check out is by 10:00, and you must vacate the property by this time unless otherwise agreed.
8.3 Any arrivals after 22:00 must be notified in advance.
9. Property Care
9.1 You agree to keep the property clean and tidy and leave it in such condition at the point of departure.
9.2 Any damages must be reported to us prior to your departure.
9.3 If the property is left in an excessively dirty or inappropriate state you may be required to pay an additional cleaning surcharge.
10. Damages
10.1 We maintain a comprehensive inventory of all of the contents at the property, both practical and decorative. You will be required to pay for any damage to such items and will be charged for any item that is removed or lost.
11. Pets
Please note, the main living space at The Old Apple Store is relatively small. Therefore if you have a high-energy dog, it may not be suitable to bring them. Although the garden is fenced we cannot guarantee that it's fully secured.
11.1 Dogs are the only pets allowed at the property. No other kinds of pets are permitted.
11.2 You must specify if you wish to bring a dog with you at the point of booking.
11.3 The maximum number of dogs allowed per booking is one (small-medium sized breed).
11.4 Dogs are strictly not allowed in the bedrooms, on the beds or on the sofa.
11.5 If excessive pet hair is found on the soft furnishings we reserve the right to charge for any additional cleaning required.
11.6 Please bring sufficient dog bedding, food and water bowls with you.​
11.7 Dogs must be supervised and controlled at all times. You may be required to vacate the property if, after being warned that your dog is causing a nuisance, you continue to fail to control it. In such circumstance, no refund will be payable to you for the unexpired part of your stay.
12. Hot Tub Safety
Note to parents and hot tub users - It is your responsibility to ensure that all safety rules are followed when using the hot tub. Upon booking The Old Apple Store, you will be asked to read this Hot Tub Safety section which provides detailed information on safe use. A copy of these safety rules is also available in the Information Folder in your accommodation.
Parents: The health and safety of you, your family, and your guests are our top priority. Please supervise children at all times and practice safe hot tub use.
12.1 The hot tub is emptied, cleaned and refilled after each stay, therefore the hot tub may not be up to temperature until late evening / early next morning.
12.2 To ensure the safe and enjoyable use of the hot tub we request that you read through and adhere to the rules of this section.
12.3 We do not advise use of the hot tub during pregnancy, please contact your doctor for advice before entering the water.
12.4 People with skin, ear, genital or other body infections, open sores, or wounds should not use the hot tub because of the possibility of spreading infection or irritating your condition.
12.5 Persons with heart disease, diabetes, low or high blood pressure, or any serious illness should not enter the hot tub without prior consultation with their doctor.
12.6 Never use the hot tub while using or after using narcotics or other drugs that may cause sleepiness, drowsiness or raise/lower blood pressure.
12.7 The heat of the hot tub water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness.
12.8 Avoid using the hot tub immediately after a heavy meal.
12.9 At 39-40°C limit your time in the hot tub to a maximum of 20 minutes.
12.10 Do not immerse your head in the hot tub water.
12.11 Never use the hot tub alone.
12.12 Take care when entering and leaving the hot tub. When leaving the hot tub leg muscles may be relaxed enough to make you unsteady.
12.13 Never use glass near/in the hot tub.
12.14 Do not use any electrical appliances near/in the hot tub.
12.15 If any fault or damage occurs with the hot tub, please contact us at the earliest convenient moment.
12.16 Parents are advised that the hot tubs are not suitable for children under the age of four and to warn their children not to allow water in to their mouths as this can cause infection and illness.
12.17 Children must be supervised at all times whilst in / near the hot tub.
12.18 Shower with soap and water before and after using the hot tub. Showering before use washes away many of the common skin bacteria and removes lotions, deodorants, creams etc which reduce the effectiveness of the spa sanitizer which disinfects the water.
12.19 Never allow children to use the spa or hot tub unsupervised and when not in use, make sure the cover is on and secured.
12.20 Do not sit or walk on the hot tub cover.
12.21 Avoid entering the hot tub water immediately after exercising as the water temperature can affect the heart rate.
12.22 Take care on the decking/hot tub steps as water from the tub can cause it to be slippery.
12.23 If any allergic reaction occurs leave the hot tub and rinse off in the shower. If the reaction persists go to a local doctor or A&E.
12.24 Do not turn hot tub isolation switch off as the hot tub’s power needs to be turned on to carry out the cleaning cycles.
13. Smoking
13.1 Smoking is not permitted inside the property or outside on any wooden decked areas,
13.2 Smoking is permitted outside of the building off decked areas being mindful of the close proximity of a thatched roof.
13.3 Care must be taken when smoking and disposing of cigarette butts, especially in the warmer months as foliage can be flammable.
13.4 If it is evident that guests have been smoking within the property, we reserve the right to charge for any fumigation required.
14. Candles & Fires
14.1 Due to the high fire risk, the use of candles or tea lights is not permitted anywhere in the property or on The Old Apple Store site.
14.2 Guests are not permitted to make camp fires anywhere on The Old Apple Store site.
15. Utilities
15.1 Should there be a failure in a utility or service (such as water, heating, electricity, WiFi, sewerage) please notify us immediately and we will aim to restore the service/utility as quickly as possible.
15.2 Should any failure of service/utility extend beyond a 12 hour period from notification, compensation will be proportionate to the loss of enjoyment suffered, unless the reason for the failure in a utility or service is beyond our control.​
16. Environmental Considerations
16.1 Please be mindful that The Old Apple Store is based in a village with neighbouring properties nearby. We ask that you keep noise levels to a minimum (including the use of music) when on the premises and likewise when you are entering and leaving your accommodation.
16.2 Recycling bins are provided for your waste and ask that you clean and separate waste into these bins accordingly.
17. Access and Parking
17.1 The Old Apple Store has access to parking on the neighbouring property. Please drive slowly on the track and be considerate of neighbouring properties on your arrival and departure from the premises. Be mindful that other people will be using this area.
17.2 If you plan to bring more than one vehicle, please let us know in advance. We will advise you where any additional vehicles can be parked.
​18. Personal Property
18.1 Charging of electrical equipment - The use of personal electrical appliances is permitted on the understanding that they are turned off when the property is unoccupied and that the utmost care is taken to ensure they are used responsibly and in good condition. This includes phones, tablets, laptops, hair straighteners, e-cigarette chargers etc.
18.2 We cannot be held responsible for any loss or damage to any personal belongings at the property.
18.3 Vehicles, accessories and contents are left at the owner’s risk.
18.4 It is recommended that your holiday insurance covers loss or damage to personal effects.
​19. Items Left Behind
19.1 If the item left behind can be posted we will arrange its return to you, subject to a minimum £10 charge to cover the postage and packing costs. Payment must be received before the item/s can be returned to you.
19.2 Items will be posted back to you by Royal Mail signed for delivery, and we cannot be held responsible for any lost or damaged items. If the item is of value and requires insuring you must notify us prior to posting, and cover the additional postage costs.
19.3 If an item left behind cannot be posted then we will keep the item for 14 days to enable you to arrange collection.
20. Availability
20.1 Each booking is accepted in good faith and with the belief that the property will be available to you on the date stated.
20.2 If for any reason due to circumstances out of our control the property is not available, we will refund your deposit and balance payment in full. You will have no further claim against us.
21. Adverse Travel Conditions and Inclement Weather
21.1 We hold no responsibility for guests unable to travel to the property due to extreme weather or traffic conditions (i.e. snow, flooding, wind, road congestion etc.).
21.2 If you are unable to reach us due to poor weather conditions or road closures, you will lose your full payment and alternative holiday dates will not be offered.
21.3 Please ensure you have full travel insurance to cover such an instance.
22. Restrictions on Rental
22.1 We reserve the right to remove any guest from the property due to unreasonable behaviour such as causing excessive noise, damage to the property or exceeding the stated occupancy. In such circumstances, guests will be required to vacate the property immediately and no refund will be payable to the guest/s for the unexpired part of their stay.
22.2 It is a condition of booking that the named guest on the booking form is present at the property for the duration of the booked dates.
22.3 The property may not be sub-let to a third party. If this is found to be the case, the third party will have no legal right of occupancy and will be required to vacate the property immediately.
​23. Third Party Service Providers
23.1 We receive no financial benefits for any recommendations or promotions of third party service providers such as (but not limited to) restaurants, activities, experiences or beauty treatments, nor do we receive any commission on any bookings made with a third party service provider.
23.2 Any recommendations of third party service providers are based on our own experiences, genuine appreciation or public reviews.
23.3 We cannot accept responsibility or liability for the conduct of any third party service provider or for their failure to properly perform the relevant service.
23.4 We cannot accept responsibility or liability for any accidents or illness that may occur as a result of any activity booked with a third party service provider. The liability and any insurance coverage rests between the guest and the third party service provider.
23.5 Any booking made between the guest and a third party service provider will be at the discretion of the guest and any disputes will be a matter between the guest and the relevant third party service provider.
24. Force Majeure (Extraordinary Circumstances)
24.1 In these terms and conditions "Force Majeure" means any circumstances beyond our reasonable control, which we could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, actual or threatened terrorist activity, industrial dispute, natural or nuclear disaster, epidemic or pandemic, adverse weather conditions, fire, flood and all similar events outside our control.
24.2 If the property is not available for letting as a result of Force Majeure at the commencement of the time booked by you, in such cases booking amendments or refunds will be at our discretion.
24.3 In the event that the property becomes unsuitable for letting as a result of Force Majeure during your stay you will be required to vacate the property immediately. Booking amendments or partial refunds for the proportion of your affected stay will be at our discretion.
24.4 In the event that your booking is impacted as a result of Force Majeure we will not be liable for any other claim for loss or damage by you. It is strongly recommended that you are protected by holiday / travel insurance prior to making your booking.
25. Review of Booking Terms and Conditions
25.1 We reserve the right to change or amend these Booking Terms and Conditions at any time.
